GENERAL TERMS AND CONDITIONS
1. Premise.
These general terms are part and parcel of the contract signed with Apartments Stay.
2. Stipulation, contract definition, payment terms.
You can make your reservation by phone or in a travel agency and, still better, directly at
www.apartments-stay.com online or after requesting reservation.
Until the First Payment has been paid, no reservation can be guaranteed. After booking, a contract will be sent to you by e-mail written with your name and with the dates of your reservation. We ask you to print out contract and carry it with you upon your arrival. In signing, the tenant declares to be over 18 years old and accepts the Terms and Conditions of this contract. You will receive a written confirmation by e-mail or post mail. You will have to pay an advance money (20%) immediatelly (if booking online) as it is reported in the confirmation letter within two days, while the remainder must be paid when signing the contract or if by bank transfer (see our bank coordinates) transfer funds (20%) after the terms reported in the reservation confirmation letter.
The contract is considered as definitive after the payment of the advance money (20%). Should any difference be present between data on the statement and the information in the Internet brochure, data on the confirmation statement will be automatically confirmed with the first payment. In case of no advance money payment within 5 days (if by bank transfer) from the confirmation date, the reservation is cancelled.
After 20% payment you will be provided with the travel
vouchers to be consigned to the person in charge for the keys.
Payment of the remainder shell be done at the arrival date (by cash or credit card) or if by bakn transfer at least 7 days before arrival.
3. Payment
We accept credit card: Visa, Mastercard and American Express, payment made on our Secured Socket Layer (SSL) website directly with our bank. Additionally, the payment is possible by wire transfers (see bank coordinates) or by our CALLING OUR OFFICES ON +39 02 4554 8605 FROM MONDAY TO FRIDAY FROM 09:30 TO 18:30 CET.
A) Reservation Payment:
20% of the rental.
B) Final Payment :
Payment either made before your arrival with credit card on our secured system OR upon your arrival in cash (Euros only) except other information on the Special Condition of the Apartment.
C) Security Deposit Payment:
To be made upon your arrival either in cash to the owner or to his contact OR before your arrival and WITH your request by credit card with our Secured System (the security deposit will be marked on your account and not charged).
We accept Security Deposit by Visa, Mastercard (NO American Express).
4. Security Deposit
The security deposit for each apartment is indicated on our website. If there is no damage, the security deposit will be fully refunded to you upon your departure or within Seven days if made by credit card. If there is any damage, the remaining security deposit will be refunded after 1 month after deducting the amount to cover these damages.
5. Your Stay (Departures, arrivals broken off or extended stay)
OUR CHECK-IN IS DONE STARTING FROM 14:00H.
FOR THE ARRIVALS FROM 14:00H CET to 20:00H CET:
You’re due to come to the offices of Apartments Stay situated on walking distance from the main Milan’s Central Train Station where you will receive the keys and pay the remaining balance.
NO SUPPLEMENTARY CHARGES
FOR THE ARRIVALS AFTER 20:00H CET, WEEKENDS (SATURDAY AND SUNDAY) AND HOLIDAYS
The check-in will be made in the apartment where you will receive the keys and pay the remaining balance.
We invite you to respect the scheduled check-in time, since we will charge you extra ten euro for each hour that one of our stuff may spend waiting for you in case of unreasonable delays. In case of unexpected delays, due to unpredictable flight/train arrival delays or any other reasonable problems, you’re due to contact us IMMEDIATELY and inform us about such delays. In that case we will re-schedule your check-in time and will not charge you any penalty.
We remind you that for the check-in in the apartments, we accept only cash payments if not agreed otherwise.
For the check-in done in the apartment, you’re due to bring with you the copies of travel documents of all the persons staying in the apartment and to hand them to the persons in charge for your check-in.
We apply €30 fee for check-in after 20:00 CET.
We apply €30 fee for check-in on Weekends (Saturday and Sunday) and Holidays.
OUR CHECK-OUT IS DONE UNTIL 11:00 CET.
On the day of your departure, you’re due to leave the apartment until 11:00 CET. You’re also due to come to our offices on the day of your departure to bring back the keys and receive back your deposit.
You’re due to leave the apartment in the conditions you found it and to report any damage you made. We have a strict control system of any damage made in the apartment and you will be charged properly, especially if you do not report the damage, even after you received back your deposit, if we conclude that you’re responsible for the damage. We also inform you that you will be charged an amount of 30,00€ in case of keys loss.
6. Services and prices.
Prices as they are published represent the daily- (minimum stay: three days) weekly- and month
rates after the chosen period with a margin of 30% superior or inferior variation after season. The
rent includes energetic consumption, but for different agreements heating costs outside licensed
periods are considered as extra costs. Final cleaning is included.
Supplementary services such as daily or weekly cleaning, further linen change etc. must be paid in
the stay site. Information in the brochure concerning the possible infrastructures in the stay site
(transport means, shops, restaurants, sports centers etc) is provided by thirds: sometimes possible
changes cannot be communicated promptly. The correct supply of services such as gas, water,
electricity can undergo disservices; Apartments Stay is not responsible for these cases
and for bad weather conditions.
7. Annulment of the contract by the client.
You cannot annul the reservation; if you do, you will lose what you have paid and you have
eventually to pay a penalty as a refunding of the main damage deriving from the annulment, as it is
reported in the confirmation letter.
8. Apartment substitution or contract annulment by Apartments Stay.
In case of unexpected events, Apartments Stay reserves the possibility to
substitute the reserved apartment with an offer of equal value. In case of force majeure (war, natural
calamities, fire in the reserved apartment, and sale of the apartment by the owner)
Apartments Stay can annul the contract and refund the paid amount.
Apartments Stay CAN NOT BE RESPONSIBLE:
* For the temporary defect of equipment, for temporary equipment malfunction, for electricity power cuts, for a water reduction cuts through no fault of our own, for loss, breakage or injury due to weather conditions, riot, strike or any other circumstances independent of our will. Apartments Stay also declines any responsibility in case of innocent equipment malfunction during your stay, although will give it’s best assistance in order to resolve the malfunction as soon as possible, in time necessary for the reparation.
* In the case that the apartment is destroyed or considerably damaged BEFORE the beginning of the rental, the renter will be notified by e-mail and completely reimbursed as soon as possible or equivalent apartment will be offered. In the case of misunderstanding, Apartments Stay will in NO case be responsible to the renter for a sum exceeding the total price of the rental.
9. You are Responsible
A) for all deterioration of the property and its contents caused by you or by a member of your group or by one of your guests. You are also responsible for all damages sustained by a third party and which result from an act committed by you or by a member of your group or by a guest invited by you or a member of your group.
B) for the state of cleanliness of the property at the end of your stay. Any violation on your part or on the part of a member of your group can lead to a deduction of your security deposit and even additional costs if the deterioration exceeds the amount of your security deposit.
C) When you will consign the keys, you will have to pay the deposit caution to the person in charge:
the amount must correspond to the amount reported in the confirmation letter. The amount must be
paid cash if not agreed different. Should this money be not paid, the person in charge can deny the access to the house.
The occupation of the house is limited to the number of person reported on the contract. The person
in charge can deny the access to the house to exceeding people. The client commits to live the house
in the respect of the rules for good neighboring. Crockery and kitchen tools’ cleaning must be
fulfilled by the client and is not included in the final cleaning. Caution money will be totally given
back on departure as long as the property has not been damaged.
10. Apartments Stay is required to
A) Respect the general conditions and not request additional charges unless these are stipulated in the “Special Conditions” of the apartment.
B) Supply the client with household linens upon arrival.
C) Respect the commitments undertaken with the client during the e-mail exchanges.
D) Return the security deposit upon the client’s departure after check-out.
In the case of a violation of these rules, we ask that you contact us immediately at the beginning of your stay in the apartment at: complainings@apartments-stay.com or immediately after (in the following few hours) by telephone +39 02 4554 8605 so that the problem can be promptly resolved. We will not accept the complaints at the end of your stay in the apartment.

11. Sleeping Capacity of the Apartment
In no case is the number of renters to be superior to the sleeping capacity of the apartment, which is stipulated in the contract. However, a child`s bed can be added as an option if requested (less than 20 months old).
12. Price Guarantee
The price of the stay is guaranteed with the approval of your reservation. Water, electricity, heating and taxes during your stay are included in this amount. This price also includes cleaning services and all household linens (except under special conditions).
Any additional costs for the apartment will be specifically mentioned under “Special Conditions” of the apartment on the website. These “Special conditions” will also be referred to in the contract.
While Apartments Stay shows the maximum of attention to its online descriptions and apartment advertisements, Apartments Stay cannot be held liable if an error or omission occurs in said description. Equally, Apartments Stay is not to be held responsible for defective appliances or the misuse of appliances in any of the apartments.
In the event of cancellation of the rental by the owner, for any cause that is, Apartments Stay cannot be held responsible for this cancellation and will refund entirely the prepayment money.
13. Complaints and paybacks.
If in the course of the stay you find differences from what you have reserved, we suggest you to
discuss the problem with the person in charge for the keys. Should this person not be able to face
the problem in short time, you can contact the reservation office. Yet, the persons in charge for the
client reception are not authorized to decide over possible payback at all. Any complaints must
reach the reservation office within 4 weeks from the stay expiration date on complainings@apartments-stay.com ; otherwise you will lose the right to refunding.
14. Responsibilities due to Apartments Stay.
Should the house properties display substantial differences from the reports in the contract, so as
not to allow a normal stay, Apartments Stay commits to put an equal quality
accommodation at your disposal. Should this not be possible for lack of availability or should you
refuse the supplied alternative due to effective reasons, Apartments Stay will refund you
with the whole rent or part of the stay. Apartments Stay is not responsible in the
following cases:
a) negligence or disservices due to thirds.
b) In case of force majeure or event which neither Apartments Stay nor its partners (for
example the person in charge for the keys) can foresee in spite of their precision
c) Thefts in apartments.
15. Document required upon your arrival
1. Copy of the identity card for the National of the European Union or a copy of the Passport for the other countries.
2. Your dated and signed confirmation voucher ( The person in charge for the keys will imperatively require of you a copy of the Confirmation voucher dated and signed upon your arrival and before the handing-over of the keys)
16. Place of Jurisdiction.
Milan Place of Jurisdiction will be effective for any controversy depending on this contract.
Obligatory report as per par. 16 of L. 269/98 – law punishes crimes relating to prostitution and
juvenile pornography with reclusion, even if they are perpetrated abroad.
17. Conditions Apartments Stay.
The apartment lease includes rent, water, electricity, gas charges, the use of furniture, towels, bed
sheets and the initial and final cleaning of the apartment.
General conditions of booking and stay:
• a 20% deposit is required by bank transfer or by visa credit card to confirm the booking
definitely, the client must pay that amount in 24 hours from the moment of agreement by phone or
by e-mail, after 24 hours the booking will be cancelled.
• The balance of the rent will be paid IN CASH at the moment of the delivery of keys or before the
arrival (AT LEAST 24 hours before arrival),through: cash, bank transfer, bank check, postal money
order, visa credit cards, master card, American express, automatic teller.
• The voucher is free from Tax.
• Security deposit is required before you check-in (cash) of €100, 00, €300, 00, €500, 00 (depends
on the apartment and the period of stay) to guarantee the furniture, and the well being of the
apartment during the stay. If the client won’t pay the security deposit, the responsible person has
the right not to give the keys.
• The security deposit will be returned to the client at the end of stay • No agency fees
• The costs for check-in and check-out in nocturnal timetables from 20:00 to 09:30 is € 30,00 tax.
• The renter’s must respect the condominium rules. Washing the dishes, cleaning the kitchenware,
throwing out the garbage must be done by the clients, because it is not included on the final
cleaning...
• Apartments Stay reserve the right to changed the booked apartment with an equal
offer in case of serious and unexpected event.
